House prices, Rent prices and market direction in Italy
Short term predictions about asset prices (houses, stocks, commodities) are inherently based on rumour and emotion. Predicting for the long term however, must be based on fundamental analysis.
And Italy is (surprisingly to most) fundamentally very strong. The amount of Mortgage debt to GDP is vastly superior in Italy (20%) than Switzerland (130%), Denmark (98%), Britain (80%) and US (75%)
Although National debt is high, private debt is not. Next time a visitor complains about “the cash society” of Italy… think twice about whether Italy is backward or far advanced!
(Source Morgan-Stanley/the economist – 2006. Old but probably percentages are still similar today.)
